When speed and convenience matter, rates take second place. A recent wealthy client with multiple businesses and properties came to us for urgent funding. 

He had intended for the sale of one of his commercial properties to fund the completion of a large luxury rural-residential dwelling, however, the sale had stretched to a long settlement. Funds were required immediately so that the builders would remain on site to finish the job.

We knew the anticipated value of the commercial premises (as confirmed by the sales agent). We knew the total sum invested in the luxury rural residence. The property was held in a trust with a corporate trustee, so it was a clean lending structure. A simple loan application and a simple solution. 

The decision to lend was made in ten minutes, having received the six key pieces of information:

  1. Loan sum
  2. Use of funds
  3. Details of security (description and value)
  4. The borrower’s ability to service
  5. Term required
  6. Proposed Exit
 

Legal documents went out the quickly, and the loan would have settled sooner, except for the fact that the client didn’t want to sign documents on Friday 13th!
